About Reynoldsburg

Floors built for Reynoldsburg homes.

Reynoldsburg is the closest of the Columbus suburbs to us and one of the biggest, with 41,076 residents at the 2020 census across 16,014 housing units. It was first settled in 1802 and platted in 1831, and it spans three counties — Franklin, Licking and Fairfield — so part of it is technically our home county. It is also the Birthplace of the Tomato, which they have celebrated with a festival since 1965.

Reynoldsburg was settled in 1802 by James and Margaret Crawford and platted in 1831, and it is now the 30th-most populous city in Ohio with 41,076 people at the 2020 census. It reaches across Franklin, Licking and Fairfield counties, which means part of it sits in our own county, and 99.9% of its residents live in urban areas.

The housing figure worth knowing is the vacancy rate: 3.6% across 16,014 units. That is low, and it tells you these are lived-in family houses rather than turnover stock. The bulk of them went up through the post-war expansion and the decades after, which gives a consistent construction type — plywood decks over wood joists, conventional room spans, and by now two or three generations of flooring laid one over another.

What we run into in Reynoldsburg

That accumulation is the practical issue on a Reynoldsburg job. Each layer added height, so when it finally all comes out the finished floor level changes, and door casings, thresholds and the bottoms of doors all need dealing with. It is ordinary work when it is in the price and an unwelcome surprise when it is not, which is why we look under the existing floor at the appointment rather than quoting off room sizes.

The other thing a fifty or sixty-year-old deck deserves is a check for movement before anything goes over it. Panels that were never properly fastened squeak, and a squeak becomes permanently unreachable the moment a finished floor covers it. Screwing a deck down is a few minutes at the right moment.

Olde Reynoldsburg around the original village is older again and behaves accordingly — settled joists, floors out of level, stairs that have to be measured tread by tread.

Being on our side of Columbus, Reynoldsburg is a short run for us, which makes both the in-home appointment and any follow-up straightforward. Samples come to the house.
