Hanover was laid out in 1849 — originally called Fleming, after the man who owned the town site — and it lies along State Route 16 east of Newark. It is one of the fastest-growing villages we work in: 1,270 people at the 2020 census, up 37.9% on 2010. That growth means we see both century-old village houses and recent builds, often on the same street. About ten miles from us.

Hanover was laid out in 1849, though there was business here before that, and it went by Fleming for a while after John Fleming who owned the original site. What makes it interesting now is the growth: the village went from 921 people in 2010 to 1,270 at the 2020 census, a 37.9% rise, which is a substantial change for somewhere this size.

That means two distinct kinds of flooring job, sometimes a few doors apart. The older village properties are frame houses on plank subfloors, with settled joists and floors that need leveling or a forgiving product rather than a rigid one. The newer builds along and off the Route 16 corridor are engineered joists or slab, open-plan, and finished with builder-grade carpet and thin vinyl that reaches the end of its welcome around year six.

What we run into in Hanover

The new-build jobs come down to flatness. Open layouts mean one continuous plank run across an entry, kitchen and living space with no doorway to break it up, and a long run shows every deviation in the deck below. We check the subfloor against the manufacturer's tolerance before ordering, because leveling compound is cheap at that point and impossible afterwards.

The older ones come down to what is underneath. Layers of previous flooring, changed floor heights, and occasionally a repair somebody made decades ago and covered. Finding that with the room empty is straightforward. Finding it on install day is not, which is why we look before we quote rather than after.
