Columbus was founded on 14 February 1812 and incorporated as a borough in 1816, and with 905,748 people at the 2020 census it holds more different kinds of house than everywhere else we work put together. German Village brick, Victorian Village around Goodale Park, the streets near Ohio State, and every wave of suburb since. The historic districts are their own category. German Village grew out of Das Alte Südende, the old south end where German immigrants settled, and Victorian Village faces Goodale Park. Much of the early city was built in brick made from clay dug at Mound and High Streets. Houses of that vintage sit on plank subfloors over joists with a century and a half of settlement in them, and they frequently have original hardwood under whatever went down later. A rigid-core plank over a deck like that bridges the dips and goes hollow — either the deck is leveled properly or the product is chosen to follow it.

Around Ohio State the stock is largely rental, and the honest specification for a student house is not the one for an owner-occupied home. Higher abrasion class, floating rather than fixed so a damaged section can be replaced, and no illusions about how it will be treated.

The post-war and later suburbs behave like suburbs everywhere in the metro: plywood decks, layered previous floors, accumulated height that has to be resolved at casings and door bottoms, and a deck that has not been checked for movement since it was built.

We work the eastern side of Columbus most — it is the closest to us and the easiest to service properly. We would rather be honest about that than claim a city this size as a uniform service area.
