Buckeye Lake is a lake village, and lake villages have their own flooring rules. The 2020 census counted 2,520 residents — down 8.2% on 2010 — across a two-square-mile village straddling the Licking and Fairfield county line, much of it cottages that were built as summer places and have since become year-round homes. That conversion is the thing that decides what floor goes in. We are about ten minutes away.

Buckeye Lake is named for the lake it is built along, and almost everything about flooring here follows from that. The 2020 census counted 2,520 people in about two square miles, down 8.2% from 2010, in a village that formally withdrew from Union Township in 2013 to form its own paper township.

A large share of the housing began life as seasonal cottages. Those were built light — shallow crawl spaces, minimal insulation, sometimes a slab poured close to grade — because nobody expected to heat them through an Ohio January. Many have since been winterised and lived in year-round, and that conversion is exactly where flooring problems start. A floor assembly that was fine for July weekends is now being asked to sit above a cold, damp crawl space through a heating season.

So we test rather than assume. Moisture readings on the subfloor and, where there is a slab, on the concrete, before anything is specified. A high reading is not a reason to abandon the job — it is a reason to choose luxury vinyl plank with the right underlayment instead of solid hardwood, and to make that decision with a meter rather than a hope. Solid wood over a damp crawl space cups, and it cups slowly enough that nobody connects it to the install until it is too late.

Proximity to water also means what comes in on feet. Wet shoes, sand, and dogs straight out of the lake are the daily reality here, and it makes the entry and the route through the house a different specification from the bedrooms. Waterproof plank at the door and something softer further in is usually the sensible split.

The cottages also tend to be small, which changes the material conversation. In a compact house, running one continuous floor through the living space rather than changing product at every doorway makes the place read considerably larger, and that is worth more than it costs.
