Laminate in Gahanna

Built for Gahanna homes.

Gahanna was founded in 1849 by John Clark along Big Walnut Creek and had 35,726 residents at the 2020 census. It is the nearest of the substantial Columbus suburbs to us, and its housing runs from nineteenth-century property near the creek through the big post-war and seventies subdivisions that make up most of the city. We bring samples to the house and measure before quoting.

John Clark founded Gahanna in 1849 along Big Walnut Creek, and the city had 35,726 residents at the 2020 census. The Creekside redevelopment began in October 2004 and turned the area by the water into restaurants, residences and office space with a 389-space garage — which is why the oldest part of town now reads as the newest.

Most Gahanna houses, though, are suburban stock from the post-war decades onward: plywood decks on wood joists, conventional spans, and by now several generations of flooring stacked up. The practical consequence is the one we see across the metro — accumulated floor height that has to be resolved at casings, thresholds and door bottoms when the whole lot finally comes out, and a deck that has not been inspected since it was built.

Proximity to the creek is worth a mention. Properties on the lower ground near Big Walnut Creek can run damper in the crawl space than houses a few streets up, and where that is the case we test before specifying rather than after. A moisture reading changes the product — luxury vinyl plank with an appropriate underlayment where solid hardwood would slowly cup — and it is a cheap check compared with the cost of getting it wrong.

Central Park of Gahanna is a 200-acre greenfield development on a former landfill site, which is a reminder that ground conditions around here are not uniform. Where a house sits on made ground rather than undisturbed soil, movement in the slab or the footings is more likely, and a floor laid across a joint that is still moving will eventually show it. We look for that.

Gahanna is the closest big suburb to us, roughly twenty-five minutes, so an appointment here is easy and coming back is easy. Installed products carry a lifetime warranty and we service only the jobs we installed.

How is laminate different from luxury vinyl plank?

Laminate has a fiberboard core and a photographic wear layer; LVP is vinyl through and handles water better. Laminate often costs less per square foot at the same look. We put samples of both in front of you at the appointment.
