Hilliard exists because of a railway. John Reed Hilliard bought farmland in 1852 and platted the town on 1 September 1853 around a station on the Piqua and Indiana Railroad, which made it a good shipping point for produce. It grew 823.4% through the 1960s and another 105.4% between 2000 and 2010, reaching 37,114 at the 2020 census. Old Hilliard is the original; the rest arrived in two waves of subdivision.
Hilliard began as a shipping point. John Reed Hilliard acquired farmland in 1852 and platted the settlement on 1 September 1853 around a station on the Piqua and Indiana Railroad. The original station has been moved and restored and now stands in Weaver Park.
The growth came in two clear waves, and knowing which wave your house belongs to tells us most of what we need. Three large residential subdivisions in the 1950s produced 823.4% growth through the following decade. Then Interstate 270 was completed in the early 1970s and set off a second wave, with a further 105.4% rise between 2000 and 2010. The 2020 census counted 37,114 residents.
The fifties and sixties houses are plywood decks on wood joists with sixty-odd years of successive flooring on top. The issue is accumulated height — casings, thresholds and door bottoms all need attention when it finally comes out — and a deck that has never been checked for movement since it was built. Loose panels squeak, and a squeak is permanently unreachable once a finished floor is over it.
The newer subdivisions are slab or engineered joist with open-plan layouts, and their issue is flatness. One continuous plank run across an entry, kitchen and living area reads every high spot at a panel joint and goes hollow over every low one. Where there is slab, moisture gets measured before anything is specified, because concrete releases moisture for years and a floor chosen on an assumption is a floor chosen badly.
